In commercial real estate it is as much about who you know as what you know as a key to success in the field. If you have a strong network of business acquaintances and can prove that you have staying power you can make good money in commercial real estate.
Last night I ran into a friend from years back that owns several shopping centers. He had just returned from the ICSC convention in Las Vegas and was talking about getting new property management software to manage his property portfolio. Evidently that had been a topic in a roundtable discussion that he attended and he’s decided to break away from his broker to have his own people handle the property management.
The online property management software called Buildium is a good tool for a small investor like Greg to handle their own property management tasks. One of the biggest chores for a commercial investor is tracking the billing and payments of the tenants. This online software has a good process for entering and editing payments, and the newest feature they’ve added is a variety of ways to handle calculating late fees.
Greg and I are going to meet for lunch Tuesday to talk about his property management needs in greater detail and see if there is an opportunity for me to work with him on this.
